Eddington Tower

The client

United Living for University of Essex

Location

Colchester, Essex

The problem

Eddington Tower, is one of the six iconic towers of the University of Essex. It underwent a complete refurbishment, which included replacing all infrastructure. The university wanted to install a mist system to comply with building regulations during the refurbishment of this student accommodation.

The Brief

We were approached to fulfil the fire safety plans and install a bespoke misting system at the end of the refurbishment plans alongside the rest of the electrical installation in the student accommodation.

Project specifics

The university accommodation comprised a 16-story building on the University of Essex, Colchester campus.

The blocks were vacant during the works, but the site was live, with adjacent paths, an access road, student accommodation, and lecture theatres remaining in use. Due to the live campus environment, our construction programme considered key dates in the UoE calendar for exams, open days, the start and end of term, etc. Bertrand Russell and Eddington Tower were the first two blocks of six iconic towers on the campus to be refurbished.

The Duration

Installation of the sprinkler system commenced in July 2020, being commissioned on time and within budget in February 2021.

Frequently Asked Questions

A mist system uses 70% less water than a traditional fire sprinkler system. In the event of an activation, the water damage will be minimal. Mist systems also require smaller tanks than traditional fire sprinklers, making them more cost and space effective.
Fire sprinklers are activated by heat. In the event of a fire the heat will rise and cause the triggering of the nearest head or heads. Common misconception: All heads in the building will activate in the event of a fire – This is not the case. Only heads closest to the fire will operate.
